Most development activities on Leq’á:mel Lands require a permit. This includes building a home, renovations, adding services, soil movement, clearing trees, installing signs, or beginning site work. If you’re unsure, contact the Lands Department and we will confirm what you need. What determines which permit I need? Permit type depends on the work you’re planning. Development Permits apply to new construction, major changes in land use, or activities that require zoning review. Building, Servicing & Connection Permits cover structural work, utility connections, and servicing requirements. Soil, Tree Clearing, Demolition, Sign, and Fire Permits apply to specific activities. Staff can help you determine the correct permit before you apply. Does my project need to comply with zoning and the Land Use Plan? Yes. All applications are reviewed against LFN’s Land Use Plan, zoning designations, and development procedures. Projects must be compatible with the permitted uses for that parcel. Can I start work before my permit is approved? No. Beginning work without the required permit may result in stop-work orders, fines, or delays in approval. Do contractors working on my property need their own approvals? Yes. Contractors must comply with LFN laws, hold a valid LFN Business License, and follow all site requirements. We verify this during permit review. What documents do I need to submit with my application? Requirements vary by permit type, but may include: Completed application form Site plan or drawing Proof of land authorization (CP, lease, allotment, or Band Council approval) Servicing or utility connection details Environmental or geotechnical information (for some sites) Staff will provide a full list once you tell us about your project. What if my project doesn’t fit the zoning? If your proposal does not align with the zoning for that parcel, staff will advise you on available options (e.g., rezoning, development variance, or redesign of the project).
